  • Prepare complete listing package - included 6 docs.

  1. Exclusive right to list

  2. Affiliated business addendum (ABA) lists, lender, title, etc (preferred in-house vendors)

  3. Agency relationship

  4. Lead disclosure

  5. Seller disclosures

  6. Realcomp form - upload only

  • Request; record HOA contact information.

  • Pre-open escrow if needed for title search, etc.

  • Build local MLS, including photos and attachments (if any) - this does NOT include driving to property or taking pictures.

  • Draft listing extensions and/or modifications to terms, obtain signatures and update files.

Contract to close

Seller OR Buyer - $350

Seller AND Buyer - $450

  • Supply executed documents to all parties.

  • Email welcome letter to all parties which included contact information of important parties, and timeline of important dates.

  • Notify title/escrow of HOA company and contact information (Agent to provide if not easily located).

  • Draft addendums and necessary disclosures for approval, obtain signatures and ensure compliance is met.

  • Track all critical dates and receipts pf docs (escrow compliance, appraisal, loan approval, closing disclosure, etc.).

  • Troubleshoot issues within transaction.

  • Submit transaction to office accounting.

À la carte services

  • Create listing package (preparation of paperwork only) - $100

  • Build MLS - $75 - requires agent to provide all necessary documents for MLS listing

  • Attend inspections - $100 for first 3 hours, $25 for each additional hour

  • Attend walk-through $75

  • Attend closing $100
